Designed by Edge Architects and realized by Woodhouse Group in collaboration with Vive Development, the 50 Borden Avenue South Condominiums are positioned at the intersection of Borden Avenue South and Charles Street East, in the Schneider Creek area close to downtown Kitchener. The project is one of the tallest in the region, with two mixed-use skyscrapers planned at this location. A six-story podium is designed to link the towers, expanding up to 13 stories.
Kitchener city officials are reviewing applications to modify the Official Plan and Zoning By-law for this address. The proposal includes two towers and approximately 7,240 square meters of commercial and institutional space. Additionally, the development suggests a 16.1 Floor Space Ratio (FSR) and a parking strategy that reduces the need for a large setback, providing around 618 parking spaces within the structure.
Currently, the site houses entertainment venues “Go Bananas” and “Grand River Rocks,” which are climbing and bouldering gyms. The existing structure is situated directly on the Borden Avenue South property boundary.
